If good things come in small packages, then “CobblestoneCottage” is one of them. This 2 bedroom, 1 bathroom home has not been available for sale since 1950. The family nickname for this little-miss is CobblestoneCottage for its terraced cobblestone paths and planters built by the previous owner around 1940. The Sunnyside district, home to 210 Monterey, is surrounded by Glen Park, Mission Terrace, and Ingleside. This single-family home was beautifully redone in 2012 and features a spacious floor plan with 737 sq. ft. of living space (per appraiser) and offers 2 bedrooms, and 1 bathroom. Natural light fills your cottage through double-paned windows and reflects a lustre in the wood flooring. Have your morning coffee or dinner while enjoying the garden view. Natural light is abundant in the great-room. The kitchen offers a wrap-around granite counter and a garden view over the sink as well as stainless steel appliances including a gas stove. The bedrooms and bathroom are on the split upper level above and behind the living area to the rear. Built-in closets encompass the beds for more storage. The tiled bathroom has a pedestal corner sink and a shower. A hidden laundry area with a washer and dryer is behind a louver door in the great room. A detached 1-car garage sits in the front of this property (we recommend double-checking the fit of your car). Don’t let the size fool you; this cottage hasexpansion potential, but why? You can keep CobblestoneCottage as is. Or imagine a new home in the front, a courtyard in the middle, and thecottage in the rear as an income property, because this lot is zoned for 2 dwellings (R2). We do recommend interested parties do their diligence and research with the appropriate city departments before making an offer. 210 Monterey Boulevard is ideally situated close to Glen Park Village, the Glen Park BART station, eateries, a library, a grocery store, and more. You are just a few doors down from the Sunnyside Conservatory, built as part of an estate in 1898, and within easy reach of the Sunnyside Playground. Ocean Avenue too offers shopping a short distance south with Ingleside Library; City College and Wellness Center; Whole Foods; and multiple gyms and merchants. Bike downtown to work or choose public transportation or Google-like corporate buses. Mount Davidson hiking trails await your trek up to the famed 100-foot-tall cross. Barbecue on your front patio or visit restaurants from West Portal to Noe Valley. Easy freeway access to 280/101 is down the street. ■

More affordable than Glen Park or Bernal Heights, Sunnyside offers single family homes in a serene neighborhood with great proximity to Glen Park Village, the BART station and easy freeway access. Sunnyside is primarily a residential district, but it is served by a small commercial strip along Monterey Boulevard. Being adjacent to Glen Park means that attractive shopping and dining options are never too far away. The City College of San Francisco has a campus within the bounds of the neighborhood that attracts much of the traffic in the area. For its size, Sunnyside enjoys an abundance of recreational opportunities. Nearby Balboa Park is something of a hidden treasure, boasting playing fields, tennis courts, a playground and indoor swimming pool. The Sunnyside Recreation Center underwent a remodel in late 2007, and is a popular spot for families with younger children. The neighborhood is also home to City Landmark #78, the Sunnyside Conservatory. Built in 1898, it is currently undergoing a major renovation thanks to the efforts of the Friends of the Sunnyside Conservatory organization. They aim to have work completed this fall so that the familiar landmark can once again serve as a community gathering place, hosting jazz concerts, art classes and private events. One thing to note: the name Sunnyside is something of a misnomer. The neighborhood's original developer, Behrend Joost, was being rather optimistic when he dubbed his subdivision Sunnyside; the neighborhood gets its fair share of fog, particularly in the summer months.
